Valuable tips from Asset-Ware Properties
Set a realistic budget
Security, reasonable pricing, cleanliness and tenant comfort are key to making a property attractive to potential buyers and tenants.
Simon Iyambo, managing director at Asset-Ware Properties, recently shared insightful advice and tips for property developers, first-time tenants and property sellers.
Asset-Ware Properties, a major player in the real estate industry, is renowned for their work in property development and property management, as well as construction and renovation in Windhoek and in coastal towns.
One of the fundamental challenges faced by first-time movers is understanding their financial limits. Iyambo stressed the importance of setting a realistic budget. "Knowing what you can afford and ensuring you can make timely payments based on your monthly budget is key," Iyambo advised.
He said individuals should avoid properties that cost more than 30% of their income and be aware of their responsibilities, including potential repair costs. Iyambo further emphasised the significance of a clear understanding of one's housing needs to avoid future disappointments.
He added, "It is also important that their contract with the landlord is in writing to make sure that you are always on the safe side of things legally." Additionally, he urged potential tenants to exercise caution when dealing with realtors, saying, "Make sure to meet your realtor or agent in person and not just trust telephonic realtors because they could easily be scams. Don't just transfer your money to someone you don't know."
Improve attractiveness of property
When asked about making properties attractive to potential buyers, Iyambo highlighted the importance of security, reasonable pricing, cleanliness and tenant comfort. He stressed that property owners should ensure functional doors and locks and practical pricing to entice buyers. For landlords, providing separate entrances for tenants and facilitating connectivity options add value to the property.
In terms of financial matters, Iyambo clarified the often-confusing terms 'including costs' and 'excluding costs.'
"Including costs could mean one of two things. It either includes transfer costs or all costs, which encompass both transfer costs and bond costs."
