In an exclusive interview with principal agent Nicodemus Sitemo from Sombeyo Properties, My.Na Properties gained valuable insights into the complexities of the Namibian real estate market. As property investment gains momentum in Namibia, Sitemo gave essential tips and guidance for prospective buyers, tenants and sellers.

According to Sitemo, one of the most critical steps for individuals in the property market is understanding their needs and financial limitations.

"Knowing which location you want to be and would feel most comfortable at is so important. You need to know where you want to be, but before that, you need to know your budget."

Sitemo also underlined the importance of accounting for all rental costs, including deposits, rates, taxes, and utilities. He pointed out that deposits are usually refundable, providing a safety net for renters.

Contracts: Protection for all parties

Addressing concerns about the absence of rental contracts, Sitemo emphasised the necessity of formal agreements.

"It is important that you ask the landlord for a contract to thoroughly go through before even paying the first month’s rent," he said. Stressing the significance of contracts, Sitemo added: "Sometimes it happens that you find tenants that are very eager to move in and make payment without even asking for a contract. This usually comes off as a red flag to us realtors and landlords because, in most cases, such tenants have a bad record of either not paying on time or not adhering to contractual agreements."

Sombeyo Properties, established in August 2019, has steadily grown its presence in Namibia's real estate landscape. With four years of operation under its belt, the agency aims to become a household name in the industry.

Sitemo noted: "We are trying to reach our goal through sticking to our core values of integrity, inclusivity, and humility."

He also highlighted the vital role that relationships play in the referral-based real estate sector, emphasising the importance of treating people with respect and integrity.

Expert tips for sellers and renters

Sitemo concluded the interview by offering valuable advice to sellers and renters alike. He suggested that sellers ensure their property is attractively priced and well-presented during viewings.

"Make sure the space is decluttered and is so clean that it looks brand new."

For those seeking rental properties, Sombeyo Properties currently offers various options.

"We have a two-bedroom apartment available at Merensky Towers for N$9 000 per month, as well as a two-bedroom in Otjomuise for N$6,000 per month. Another is also a backyard bachelor flat for N$4 500 per month."

Sitemo also highlighted exciting opportunities for property buyers, saying: "In terms of property for sale, we have partnered with some developers, and so I am responsible for sales for newly constructed homes in Otjomuise 10. The two-bedroom townhouses start at N$715 000. I also have a beautiful home for sale in Khomasdal for N$1.4 million. As well as lovely three-bedroom homes in Eros and Windhoek West close to the inner city. We also have other properties available in Rundu and Okahandja."
